Highest property tax rates in New Jersey

This ranking sorts New Jersey municipalities by the latest statewide General Tax Rate currently published by the Division of Taxation. It is useful for comparing the rate applied to taxable assessed value, but it is not a ranking of the largest homeowner tax bills.

Latest official vintage: 2025. As of August 25, 2026, New Jersey lists 2025 as the latest published statewide General Tax Rates table. Watchdog keeps that vintage visible instead of relabeling older figures as 2026 data.

Why the highest rate is not automatically the highest tax bill

Assessment level matters

The General Tax Rate is multiplied by taxable assessed value. Two towns can have very different rates because their assessments sit at different relationships to market value. Comparing rate alone can therefore exaggerate the practical difference between municipalities.

Use effective rate for broad burden comparisons

New Jersey publishes an Effective Tax Rate as a statistical comparison measure. It is useful when comparing tax burden against estimated market value, but the state does not use that rate to calculate an individual property tax bill.

Use the town report for property info

Watchdog links every ranked municipality to its town report so the rate can be read alongside local assessment, equalization and property-intelligence info rather than treated as a standalone verdict on affordability.

Source, method and limits

Primary source: New Jersey Division of Taxation, Local Property Tax statistical information, General Tax Rates by County and Municipality. Latest statewide table currently published: 2025. View the official statistical information page.

The ranking loads /property/tax-rates.json, the maintained municipal rate contract already used by Watchdog property-tax tooling. Rows with no finite 2025 value are omitted rather than assigned a placeholder. The table is sorted numerically from highest to lowest and the one-year change is 2025 rate minus 2024 rate where both vintages exist.

This page does not claim that the first-ranked municipality has New Jersey's highest average bill, highest effective burden, or least fair assessments. Those are different measurements and should be analyzed separately.
