Smoke and CO alarm certificate Required

• Smoke alarms on every level including the basement; on levels with bedrooms, within 10 feet of the bedrooms
• All smoke alarms, including hardwired ones, must be under 10 years old
• Homes built before 1978: at least one 10-year sealed battery smoke alarm on each level
• Homes built 1978 to 1983: hardwired alarms on each level; 1984 to 1990: interconnected hardwired alarms with battery backup on each level; 1991 and later: interconnected hardwired alarms with battery backup in bedrooms and on each level
• Hardwired alarms that must be replaced because of age must be replaced with hardwired alarms, not battery alarms
• Carbon monoxide alarm near the sleeping areas (not needed if no fuel-burning device and no attached garage); battery-only and plug-in CO alarms should be under 5 years old, combination smoke/CO alarms under 10 years
• Homes with a generator, solar panels or battery storage need a printed 'CAUTION: MULTIPLE SOURCES OF POWER' label within 18 inches of the main electrical panel and the electric meter
• Homes with a monitored low-voltage fire alarm system need an NFPA 72 test report from the alarm company before closing
• No fire extinguisher is required since February 3, 2025
• Certificate is valid for 12 months from the inspection date
