Certificate of Occupancy Required

Certificate of Continued Occupancy (CCO), residential · Township of West Orange Construction Official, with Zoning Official approval (Department of Planning & Development)

  • Inspection for compliance with Township and State health and safety codes, fire safety (Chapter 18, Section 3) and the Land Use Regulations
  • Closure of all open permits
  • Smoke and carbon monoxide detectors installed (battery smoke alarms must be 10-year sealed units)
  • Sidewalk and walkway condition, entrance steps with balusters and handrails, basement stairway
  • Electrical hazards, grounded receptacles, relief valves on boilers and water heaters, sump pump discharge, venting of heating equipment and bathrooms
  • General property maintenance and structural condition; unregistered and commercial vehicles removed
  • Zoning conformance for the use of the property; work possibly done without permits is noted
  • Electricity and water on for the inspection
  • CCO states the maximum number of occupants

Smoke and CO alarm certificate Required

  • Battery smoke detectors and combination units in 1-2 family homes must be 10-year sealed battery alarms, with the manufacture date written on the outside
  • Hardwired smoke detector systems may not be downgraded to battery systems
  • Carbon monoxide detector in or outside the bedroom area, no more than 10 feet from any bedroom; battery or plug-in units are acceptable
