Certificate of Occupancy Required

  • Sidewalks, walkways, driveways and driveway aprons safe: no cracks, raised or deteriorated concrete (asphalt allowed for driveways only, not aprons or sidewalks)
  • Handrails where there are 3 or more steps; steps 30 inches above grade need a handrail on one side; spindles no more than 4 inches apart
  • Railings on porch or stoop perimeters that have none, with spindles no more than 4 inches apart
  • Peeling, chipping or unpainted exterior surfaces scraped and painted
  • Broken window panes repaired
  • Open electrical splices or improperly installed fixtures corrected
  • Gutters and downspouts connected and in place
  • Any obvious hazardous and maintenance conditions
  • Sump pump must not be connected to the sewer; Public Works inspects before settlement

Smoke and CO alarm certificate Required

  • Oaklyn ordinance 75-10A(4): at least one working smoke alarm inside each sleeping area, plus one outside each sleeping area enclosed by a door, within 10 feet (listed as 'Oaklyn Borough Residents Only' on the Alliance's 2022 form)
  • Smoke alarms by construction date: pre-1975 homes need 10-year sealed battery alarms on each level; newer homes need AC powered interconnected alarms per the era table
  • All smoke alarms must be less than 10 years old; undated alarms must be replaced
  • CO alarm within 10 feet of sleeping areas if there is a fuel burning appliance, fireplace or attached garage; CO alarms must be less than 7 years old
  • House numbers: Arabic numerals at least 3 inches tall, mounted at least 60 inches above ground, visible from the street
  • Secondary power source warning label within 18 inches of the main panel and meter where there is a generator, solar or battery storage
  • Alarm company systems must be tested by a contractor before inspection, with the certification shown to the inspector
