• Exterior: driveway and walks without cracks or sinking sections; yard free of high grass, trash and debris
• Windows not broken or cracked, able to open and stay up; screens in place without holes
• Roof, siding, gutters, downspouts and foundation in good repair; peeling paint removed
• Visible house number (and unit numbers on each unit)
• Doors open and close properly; double-key deadbolts not permitted
• Exterior wiring in good condition and GFI outlets near water
• Converted garages may need permits; garage separation needs drywall and a fire-rated or solid door
• Pools safeguarded and bonded; pool gates and fencing self-closing or self-latching
• Interior walls, ceilings and floors in good condition; all lights, switches and outlets work with cover plates
• Handrails on all staircases, including the open side
• Working stove and oven with anti-tip device; range hood or exhaust fan
• Hot and cold water without leaks; drains flow freely
• Smoke alarms on each floor; smoke and CO alarms within 10 feet of bedrooms (10-year battery recommended)
• Electric panel covered with working, labeled breakers; water heater with relief pipe
• Fire extinguisher (checklist says "210ABC") mounted on the kitchen wall no higher than 5 feet (2019 checklist)
