Certificate of Occupancy Required
Residential Occupancy Approval (ROA) / Certificate of Continued Occupancy (CCO) · Borough of Northvale Fire Prevention Bureau / Building Department (Code Compliance Official)
- Property used as zoned or approved (one family, two family, etc.); three family or more needs legal proof
- No sump pump or other unauthorized water connection into the sanitary sewer
- All open construction permits inspected, approved and closed
- Sidewalks, if installed, in good condition
- No interior double key lock on the primary exit/entrance door
- At least one handrail on stairs with 4 or more risers
- No hazardous items or imminent dangers on a general visual inspection
- Pools need an approved barrier (fence) and gates that open out, self-close and latch
- Flue connections properly sealed; no violations of the Property Maintenance chapter
- Smoke detector and carbon monoxide alarm certificate is issued with the ROA

Smoke and CO alarm certificate Required
- At least one 10-year sealed battery smoke detector on each level and outside bedrooms
- Carbon monoxide alarm within 10 feet of all bedroom doors
- Portable fire extinguisher only listed for rentals (within 10 feet of the kitchen, hung no higher than 5 feet, ABC rated, 2.5 to 10 lbs)
