Certificate of Occupancy Required

New Tenant / Resale Certificate · Borough of Montvale Building Department - Code Enforcement (Construction Official)

  • All construction, electrical and plumbing permits inspected and properly closed
  • Outstanding Zoning or Property Maintenance violations resolved
  • Sump pump must not discharge into the sanitary sewer; it must drain outdoors without impacting neighbors
  • A current certified property survey showing current uses and structures (one/two family homes)
  • Use of the home (single-family, two-family, etc.) is verified
  • Inspection items: sealed flue connections, relief valves properly piped, plumbing fixtures working, outlets/switches/panels covered, pools properly fenced, rails on interior stairs of more than two risers, exterior rails secured
  • Real estate taxes must be current for the certificate to be valid
  • Separate Smoke Detector / Carbon Monoxide certificate from Fire Prevention

Smoke and CO alarm certificate Required

  • Smoke alarm on each level including the basement, within 10 feet of each sleeping area entrance or inside each sleeping area, and in the main living area (living room or near the stairs to the upper level)
  • Two-family homes also need smoke alarms in common stairwells and hallways, outside each doorway, and at the front of the basement stairs
  • Smoke alarms replaced when they fail testing or are more than 10 years from manufacture
  • CO alarm on each level with bedrooms (ceiling or wall); not in kitchens, bathrooms, or near forced-air ducts or furnaces; 10-year sealed combination units are acceptable
  • Homes with a fire alarm control panel need a test report from an approved company sent to the Fire Prevention Bureau
