2026 source and method
Watchdog uses the New Jersey Division of Taxation's current Realty Transfer Fee schedule, last updated May 21, 2026. Standard and partial-exemption RTF brackets differ depending on whether total consideration is at or below $350,000 or above $350,000. The separate Graduated Percent Fee applies to specified property classes when consideration exceeds $1 million, at 1%, 2%, 2.5%, 3% or 3.5% of total consideration depending on the transaction band.

Who pays the NJ Realty Transfer Fee?
The seller is statutorily responsible for the Realty Transfer Fee when the deed is recorded, unless the transfer qualifies for an exemption.
What changed for sales above $1 million?
For covered transfers occurring on or after July 10, 2025, New Jersey's Graduated Percent Fee is seller-paid and uses transaction-wide percentage bands from 1% through 3.5%.
What is a partial exemption?
New Jersey provides reduced RTF schedules for qualifying senior citizens age 62 or older, qualifying blind or disabled persons, and qualifying low- and moderate-income housing transfers. Eligibility should be confirmed before using the reduced schedule.
