Regrid pricing in 2026
Regrid is unusual because “Regrid pricing” can mean a free parcel viewer, a $10 individual mapping subscription, an API plan, a one-time county/state download, or a five-figure bulk-data license. The right price depends on which product you are actually shopping for.
For individuals and teams, Regrid starts very low.
| Plan | Price | Lookup allowance | What changes |
|---|---|---|---|
| Starter | Free | 25 property details/day | Basic nationwide parcel viewing without the full mapping toolset. |
| Pro | $10/month or $100/year | 1,000/day | Web/mobile tools, follows, focus areas, filters, layers, imports and up to 5,000 spreadsheet rows/month before additional per-parcel pricing. |
| Team | $20/month per user | 2,000/day | Collaboration, expanded project/focus-area limits, premium data fields and broader download permissions. |
Property App pricing is not Regrid API pricing and is not a bulk-data license. Figures were re-checked against Regrid's current support material on August 25, 2026.
The economics change completely when you license the dataset.
Regrid's official parcel-data page currently lists nationwide annual licenses at $25,000 for Basic, $35,000 for Standard and $65,000 for Premium. A single-state license is listed at $7,000 to $10,000 annually per end-user license. These products are for organizations that need parcel geometry and data delivered for their own systems, not for someone who simply wants to research properties in a browser.
| Bulk license | Published annual price | Best fit |
|---|---|---|
| Nationwide Basic | $25,000 | Parcel boundaries plus address and owner basics |
| Nationwide Standard | $35,000 | Broader standardized local-government attributes |
| Nationwide Premium | $65,000 | Standard data plus appended premium fields |
| Single state | $7,000–$10,000 | Organizations licensing one state's parcel dataset |
Regrid API is a third pricing model.
Regrid documents self-serve monthly API subscriptions and enterprise annual licenses. Self-serve access starts with a record allowance and per-record economics; enterprise licensing is for higher-volume requirements and additional datasets such as enhanced ownership, standardized zoning, matched buildings and matched addresses. If you need an API, use the API quote or plan, not the $10 Property App price and not the bulk-license price.
Regrid can be much cheaper for map-first parcel research; Watchdog charges for a different layer of work.
Watchdog currently lists Agent at $59/month, Pro at $129/month and Pro+ at $399/month. Regrid Pro at $10/month is the stronger value if you mainly need parcel boundaries, mapping, field notes, exports and nationwide land-data context. Watchdog is the stronger fit when the job is New Jersey tax, assessment, Chapter 123, municipal change, professional evidence and ongoing property intelligence rather than parcel geometry.
| If your main need is… | Better fit | Why |
|---|---|---|
| Low-cost parcel map and field workflow | Regrid | Its Property App Pro plan is inexpensive and map-first. |
| New Jersey tax, assessment and appeal intelligence | Watchdog | State-specific evidence and decision workflows are the core product. |
| Nationwide GIS/API parcel infrastructure | Regrid | Parcel APIs, standardized geometry and bulk licensing are established offerings. |
| New Jersey municipal change monitoring and professional case workflow | Watchdog | Designed around ongoing NJ property decisions rather than raw parcel delivery. |
