PropertyShark pricing in 2026
PropertyShark publishes three individual subscription tiers. The useful question is not simply which number is lowest. Each tier changes the kind of research you can do, especially once foreclosure workflows and researched owner-contact tools enter the plan.

PropertyShark currently advertises a 17% savings for yearly subscriptions. Pricing, report allowances and regional data coverage can change; these figures were checked against PropertyShark's own subscription page on August 25, 2026.
The jump from $59.95 to $169.95 is mostly about prospecting depth, not just more reports.
The difference between Pro and Platinum is not simply 75 additional property reports. Platinum adds researched real-owner and contact capabilities that matter to investors, acquisition teams and prospectors. If you do not need owner-contact enrichment, paying for that tier may solve a problem you do not have.

Watchdog currently lists Agent at $59/month, Pro at $129/month and Pro+ at $399/month. Watchdog is intentionally New Jersey-specific, organizing tax, assessment, Chapter 123, municipal, permit and governed property evidence into professional workflows. PropertyShark is broader and stronger for ownership research, title/lien history, comparables, foreclosure prospecting and owner-contact discovery.

Before choosing a tier, open a representative New Jersey property and confirm that the ownership, lien, mortgage, permit, foreclosure or comparable fields you need are available in that market.
