    Sales are verified arm's-length sales from the state's SR-1A deed records. Ratios and fair ranges are the state's 2026 Chapter 123 average ratios and common level ranges. The sale price stands in for market value, so treat this as a quick check, not an appraisal. House numbers are never shown.

    How to play

    New Jersey towns don't assess homes at full market value. Each one has an average ratio, and the state sets a fair range around it: 15% either side, never above 100%. That range is called the common level range.

    Five homes a day, 20 points each. Every call is clear of the range edges, so nothing is a coin flip.

        What this teaches

        This is the same test a county tax board uses in an appeal. If your assessment, divided by what your home is worth, lands above your town's common level range, you may be paying more than your share.
