Certificate of Occupancy Required

Certificate of Occupancy for sales and change of tenant (COR) · Construction Official (Hamburg's Construction/Building Department is run by Hardyston Township under a shared service agreement)

  • Inspection by the Construction Official for hazardous, unsanitary or dangerous conditions, using the NJ State Housing Code as the standard
  • The home must be served by an adequate sewage disposal system and potable water
  • All construction permits must be closed before the sale

Smoke and CO alarm certificate Required

  • Smoke alarms on each level of the premises and outside each separate sleeping area, per NFPA 72
  • Battery smoke alarms must be 10-year sealed units (ANSI/UL 217); hardwired alarms from original construction cannot be replaced with battery alarms, and hardwired interconnected alarms must stay that way
  • Carbon monoxide alarm (UL 2034) in the immediate vicinity of the sleeping areas, if the home has a fuel-burning device or attached garage
  • Warning label (for example 'CAUTION: MULTIPLE SOURCES OF POWER', not handwritten) within 18 inches of the main panel and meter if there is a permanent generator, solar panels or battery storage
  • All construction permits must be closed with the Construction Department
  • No portable fire extinguisher needed (the Bureau's regulations say it is no longer required)
