Residential Certificate of Occupancy (Occupancy Certificate) · Oldmans Township Housing Office (Housing Officer)
- Needed whenever there is a change of ownership or residents; home must meet Township ordinances and the 2015 International Property Maintenance Code
- All utilities on for the inspection; no open permits
- Septic certification from the Salem County Department of Health for a transfer of ownership
- Well water potable certification (not needed on public water)
- Recent chimney certification if there is a fireplace
- Address numbers at least 3 inches, contrasting, visible from the road (post at the driveway if the house is more than 100 feet from the street)
- Roof, gutters, soffit, fascia, sidewalks and paint in good repair; no abandoned vehicles or standing water; pools fenced 4 feet with a self-closing, self-locking gate
- Windows open, lock and have untorn screens; no broken glass; no double cylinder deadbolts or removable interior keys on exit doors
- Handrails on stairs with more than 4 risers; guards on walking surfaces more than 30 inches above grade
- Hot and cold water at all fixtures, no leaks, bathroom exhaust fan if no window; no gas water heater in a bedroom or bathroom; water heater relief down pipe
- Working stove with exhaust hood and anti-tilt device; dryer vented outside; heating emergency shut-off switch
- GFCI outlets in the garage, within 6 feet of sinks, in an unfinished basement (including sump pump) and outside; labeled electrical panel, 100 amps or more
- 10-year battery smoke alarms in each bedroom, outside each sleeping area within 10 feet of bedroom doors, and on each story including the basement
- Carbon monoxide detector within 10 feet of bedrooms and one on each floor, including the basement
- Fire extinguisher (at least 2A:10B:C, no more than 10 lbs) mounted in plain sight within 10 feet of the kitchen, top no higher than 5 feet
