Resale Certificate of Occupancy (Certificate of Occupancy for Transfer of Title) · Building & Zoning Office (the zoning officer inspects; the Construction Official signs off on any repairs)
- Complete application with the fee check; incomplete applications are not accepted
- Current plot plan (survey) and a Flood Elevation Certificate; condos also need a Condo Certificate Survey
- Zoning officer confirms the property is a permitted use or a valid nonconforming use under the Land Development Ordinance
- Smoke alarms and carbon monoxide detectors on each floor, all working at the time of inspection
- Fire extinguisher within 10 feet of the kitchen area (2014 form)
- Unsafe conditions are referred to the Construction Official; the CO is issued only after required repairs are done
- Leave keys with the application if the home is vacant; otherwise arrange access with the owner or tenant
- A Declaration of Deed Restriction (use limited by FEMA flood regulations) must be filed for resale certificates and recorded with the Ocean County Clerk
