Certificate of Occupancy Required
Resale CCO Application ('Sale Application for Residential Real Estate'), combined with the smoke alarm, carbon monoxide alarm and fire extinguisher certificate · Point Pleasant Beach Building Department / Fire Official
- Separate application for each unit (for example each side of a duplex)
- The owner, agent or other listed party must be present at the inspection
- The application asks for the number of open permits on the property
- Smoke alarm on each level; type depends on the year built: before 1977, battery alarms (10-year sealed battery since January 1, 2019) in the hall by the bedrooms and on each level including the basement; 1977-1980, AC alarm in the hall by the bedrooms and battery alarms elsewhere; 1981-1983, interconnected AC alarms in the hall by the bedrooms and the basement; 1984-1990, interconnected AC alarms on all levels; 1991 and later, interconnected AC alarms in all bedrooms, the hall by the bedrooms and all levels (battery backup from 1992)
- Carbon monoxide alarm in the common hall outside, but within 10 feet of, the bedroom doors; battery, hardwired or plug-in (not needed if no fuel-burning device and no attached garage)
- Homes with a monitored NFPA 72 fire alarm system instead of AC alarms need an inspection and certificate of compliance from a certified alarm contractor or electrician

- The Borough application still lists a portable fire extinguisher: 2A-10B:C, no more than 10 lbs, within 10 feet of the kitchen in the path of egress, on the maker's bracket, top no more than 5 feet above the floor, with the owner's manual left for the buyer, serviced within 12 months or with a purchase receipt (state law P.L.2025, c.19 removed the extinguisher from the state requirement)
