• House numbers permanently attached: 3 inches for homes
• Deadbolts may not need a key on the inside
• Smoke alarms on each floor including the basement and within 10 feet of all bedrooms; interconnected systems must stay interconnected
• Carbon monoxide alarms outside of and within 10 feet of all bedrooms
• Anti-tip device on all ranges
• Relief valves on water heaters and boilers piped down to 2 to 6 inches from the floor, no reducers, no threads at the bottom, no plastic unless allowed by the plumbing code
• Dryer exhaust of metal flex or rigid pipe, vented outside
• Water on, with hot on the left and cold on the right
• Plumbing in good condition with no open sewer or gas lines
• Covers on all light fixtures, switches, outlets, junction boxes and panels; no gaps in breaker or fuse boxes; service mast, meter socket and panel in good condition
• Fire extinguisher (2A-10B:C, mounted near the kitchen) is only required for rentals
• Signed mechanical certificate that the heating unit, hot water unit and electrical systems are safe (owner, buyer, licensed contractor or home inspector)
