Transfer Certificate of Occupancy (Application for Transfer of Title / Resale Inspection) · Lavallette Building Department (Construction Code Official or Code Enforcement Officer)

• General condition of the lot and the outside of the house
• Porches, decks and stairs: handrails on stairs with 4 or more risers; guardrails on open sides more than 30 inches above grade, with openings under 4 inches and no horizontal rails
• Smoke alarms within 10 feet of every bedroom and at least one on each level, including basements (battery alarms allowed)
• Acceptable electrical and plumbing systems
• Heating equipment properly vented
• Relief valves on water heaters and boilers, piped downward to within 6 inches of the floor, full size, no plastic pipe
• Approved separation between an attached garage and the living area, with solid wood or metal doors
• General condition of the inside of the house
• House numbers on the house, visible from the street, 3 inches high
• Seller or agent signs a statement that the water heater and heating system are safe, and that the fireplace damper and flue meet code
• Chimney caps on all fireplaces
• Visual inspection only; not a full home inspection

Smoke and CO alarm certificate Required

• Smoke alarms within 10 feet of every bedroom and at least one on each level, including basements (checked in the Borough transfer inspection)
• Carbon monoxide alarm compliance is part of the transfer certificate under the Borough ordinance
• The Borough form still prints the old N.J.A.C. 5:70-4.19 portable fire extinguisher rule (2.5 to 10 lb ABC, within 10 feet of the kitchen, mounted with the top no more than 5 feet up); the form is undated, and P.L.2025, c.19 has since removed the extinguisher from the state requirement
