Certificate of Occupancy Required

Resale Certificate of Occupancy & Smoke Certificate · Berkeley Township Code Enforcement Office (housing inspection), with the Bureau of Fire Prevention (smoke/CO)

  • Safe, approved water supply; hot and cold water to sinks and tubs; plumbing fixtures working
  • Heating equipment properly installed and working
  • Smoke alarms and carbon monoxide alarms within 10 feet of sleeping areas
  • Safe, unobstructed exits; entry door deadbolts must not need a key to get out
  • Floors, foundation, walls, ceilings, doors and windows clean, working and free of dampness; no rodents
  • Handrail on any stairs with 3 or more steps; safe railings on decks, porches and balconies
  • Window screens from May 1 to October 1
  • Kitchen and bathroom floors impervious to water; paint and wallpaper in good condition
  • Solid core door or sheathing between garage and house; no extension cords or adapters for garage door openers
  • Roof, walls, windows, gutters, fences, driveway, steps, sidewalks, sheds, garages and bulkheads in good repair
  • Yard free of litter and debris; lawns and hedges trimmed; trash in approved containers
  • Street numbers visible from the road; pool fencing to code from original installation
  • A termite report may be required
  • All open permits must be closed before the Certificate of Occupancy is issued
  • Owner or a representative must be on site to operate all utilities

Smoke and CO alarm certificate Required

  • Smoke alarms on each level including the basement (not attic or crawl space) and outside each separate sleeping area, located per NFPA 72
  • Battery-only smoke alarms must be 10-year sealed battery units (since January 1, 2019); hardwired alarms from original construction must not be replaced with battery alarms
  • Carbon monoxide alarm within 10 feet of the bedrooms if the home has a fuel-burning appliance or attached garage (UL 2034; battery, hardwired or plug-in)
  • Inspected by a Township inspector as part of the combined resale Certificate of Occupancy
