Certificate of Occupancy Required

Municipal Certificate of Continuing Occupancy (Municipal CCO), Residential Sale of House · Borough of Riverdale Zoning Officer (enforcement officer under Borough Code Chapter 82)

  • Exterior zoning / property maintenance inspection: siding, trim and railings, gutters, glass and roof in good repair; sheds, pools, decks and fences meet zoning; driveway paved with asphalt; yard free of debris and overgrowth
  • Smoke and carbon monoxide detector certificate from the Fire Marshal (required for the Municipal CCO)
  • All open building, electrical, plumbing and fire permits closed before the CCO is issued
  • Seller provides a copy of the original survey and the buyer provides a copy of the new survey (not for condos or townhouses)
  • Seller's attorney name and phone required on the application
  • Any outstanding sewer connection fee balance paid in full; a sewer application is required if a sewer line is available to a home on private septic
  • Disclose abandoned wells, septic systems or fuel tanks, and any pools or hot tubs (pool barrier must meet state rules)

  • Smoke detectors installed in one- and two-family homes upon sale or change of occupancy, per N.J.A.C. 5:70
  • Carbon monoxide detectors in working order
  • All detectors working when the Fire Marshal arrives; a return inspection may need another inspection fee
  • Portable fire extinguisher (Borough Code 100-14 still names it in the certificate title; state law dropped it from the sale certificate in February 2025)
