Certificate of Occupancy Required

Rental/Resale/New Tenant Certificate (resale certificate) · Borough of Oceanport Housing Inspector (Code Enforcement)

• Inspection by the Housing Inspector for compliance with Borough zoning and property maintenance laws, site plans, building permits and Tax Assessor records
• Smoke/CO certificate from the Fire Official must be secured before the resale certificate is issued
• All permits must be closed before the inspection
• All utilities on; grass cut; exterior in good condition; house numbers at least 3 inches
• Smoke detector in every sleeping room, within 10 feet of each sleeping area and on each floor; hardwired units no older than 10 years, battery units 10-year sealed
• CO detector within 10 feet of each sleeping area
• Fire extinguisher 2A10BC in the kitchen with receipt or third-party inspection (checklist still lists it)
• GFCI outlets near water and outside; handrails on steps over 3 risers; solid core or fire rated door from attached garage

• Timing: The certificate is granted or denied within 21 days of the application. Open permits or violations must be resolved before an inspection is scheduled. An expedited certificate is available for $125 where eligible.

Smoke and CO alarm certificate Required

• Ten-year sealed battery smoke alarms (or existing A/C powered alarms) for any residential property transfer; combination smoke/CO units included
• Smoke detector in every sleeping room, within 10 feet of each sleeping area and on each floor (Borough checklist)
• CO detector within 10 feet of each sleeping area
• Portable fire extinguisher 2A-10B:C, 10 lb or less, within 10 feet of the kitchen, serviced and tagged within 12 months or with a purchase receipt (Borough pages and checklist still list it)
