Certificate of Occupancy Required

Certificate of Inspection (CI) for sale · Borough of Neptune City Zoning and Code Enforcement (Code Official)

• Interior and exterior property maintenance inspection by the Code Official (walks, exterior, steps, house numbers at least 3 inches, kitchen, bathrooms, basement, occupancy limits)
• Smoke detector on every story including the basement, and outside of and within 10 feet of every bedroom; carbon monoxide detectors where required (check with the official)
• All open construction permits must be finalized before the CI is issued for a dwelling being sold
• Stove anti-tip bracket, dryer vented outside with rigid pipe, door between house and attached garage
• Megan's Law statement signed by the new owner
• An adult reachable at the phone number on the application to confirm the inspection time

Smoke and CO alarm certificate Required

• Smoke alarms on each level and outside each sleeping area (N.J.A.C. 5:70-4.19); the Borough CI checklist also asks for a smoke detector on every story including the basement and within 10 feet of every bedroom
• Carbon monoxide alarm near the sleeping areas in homes with fuel-burning appliances or an attached garage
• Battery-only smoke alarms should be 10-year sealed units; hardwired alarms may not be replaced with battery-only units (state rule)
