Certificate of Occupancy Required

Certificate of Continued Occupancy (CCO) / certificate of inspection · Borough of Bradley Beach Office of Code Enforcement (Department of Community Development)

  • Inspection of the home by the Code Enforcement Officer for compliance with Borough ordinances and the property maintenance code (CCO inspection checklist)
  • Smoke alarms, carbon monoxide alarms and a 2A:10BC fire extinguisher are checked as part of the CCO inspection (checklist revised October 2022; the state dropped the extinguisher from the sale requirement in February 2025, but the form still lists it)
  • Heating system and water heater certification by a qualified technician (form included with the CCO application packet)
  • Application must list the buyer and the closing date and be signed by both the owner/agent and the buyer
  • Occupancy is not permitted until the certificate is issued

Smoke and CO alarm certificate Required

  • Smoke alarms on each level and outside each sleeping area; homes built before 1977 need 10-year sealed battery alarms, newer homes keep their hardwired (and interconnected, where built that way) alarms
  • Carbon monoxide alarms near all sleeping areas on all floors if the home has fuel-burning appliances or an attached garage
  • Fire extinguisher, type 2A:10BC, mounted within 10 feet of the kitchen, not higher than 5 feet (still listed on the Borough checklist)
