Property Transfer (Resale) Inspection · Division of Housing, Ewing Township Code Enforcement Office (Construction Office)

  • Exterior property: sanitation, grading and drainage, sidewalks and driveways, weeds, rodent harborage, garage, shed, fences and walls, motor vehicles
  • Exterior structure: doors, windows, trim and porches, street numbers, foundation, roof and drains, chimneys, stairs and decks, working windows and insect screens
  • Interior: structural members, stairs, railings and handrails, rubbish and garbage storage, insect or rodent infestation, lighting and ventilation
  • Plumbing: fixtures, water system, drainage, water pressure and hot water temperature
  • Heating and mechanical equipment, combustion air and clearances
  • Electrical: at least 2 receptacles per bedroom and GFCI outlets in kitchen, bath and outdoors
  • Smoke alarm on every level (10 year lithium sealed battery single station alarms)
  • Carbon monoxide alarm within 10 feet of sleeping areas
  • No double-keyed deadbolts
  • Well water certificate if the home has a well
  • All open permits must be closed out; some repairs may need construction (UCC) permits
  • A Tax Assessor representative comes to the home on the day of the inspection

Smoke and CO alarm certificate Required

  • Ten-year sealed battery single station smoke alarms are required for any residential property transfer
  • Hardwired (A.C. powered) smoke alarms may not be replaced with battery alarms
  • The 2025 property transfer information form says a fire extinguisher is no longer required for residential properties
