Certificate of Occupancy Required

Certificate of Construction Records Clearance (CRC) · Delaware Township Office of the Construction Code Official

• Records inspection for open construction permits and pending, open, unabated violations; all must be closed or cured before the CRC is issued
• House number clearly displayed at the end of the driveway (listed on the form)
• Form asks about swimming pool and pool fence (at least 4 feet high with self-closing and latching gates)
• Form asks about finished basement, space above garage, hot tub, deck and alarm system, and asks the seller to list all outbuildings with approximate size
• A provisional CRC may be issued when there is not enough time to close open permits, if owner and buyer acknowledge them in writing and agree on a plan

• Timing: Submit the application and fee at least 10 business days before the change of ownership; the Township processes timely requests within 10 business days

Smoke and CO alarm certificate Required

• Smoke alarm on each level of the home and outside each separate sleeping area
• Battery-only smoke alarms must be 10-year sealed battery units; hardwired alarms from original construction may not be replaced with battery alarms
• Carbon monoxide alarm in the immediate vicinity of the sleeping areas (where there is a fuel-burning appliance or attached garage)
• Secondary power source identification label, if the home has a secondary power source (Code 197-6, P.L.2025, c.19)
• Portable fire extinguisher in date and in compliance (the fire district form still lists it, and Code 197-6E(7) lists an out-of-date extinguisher as a failure reason)
