Certificate of Occupancy Required
Sale/Rental Certification (Residential and Mixed Uses) · Town of Secaucus Construction Department
- Water heaters, boilers, furnaces, HVAC and other electric or fuel-burning appliances in good working order, free of obvious hazards, with finalized permits
- All open permits finalized before the certification is issued
- Hot and cold water working in kitchens, bathrooms and laundry areas
- Temperature/pressure relief valve discharge piped to within 6 inches of the floor and not threaded at the end
- Main electrical service secured to the building with approved straps
- Cover plates on all outlets, switches and junction boxes; no exposed wiring; installed GFCI outlets and breakers working
- No open breaker slots in electrical panels; panels readily accessible
- No extension cords used in place of permanent wiring
- No open or partly exposed bulb incandescent fixtures in clothes closets
- Handrails on all stairways and steps with four or more risers
- Sump pump pits covered; sump pumps may not discharge into the sanitary sewer
- Basement rooms used as bedrooms may need properly sized egress windows
- Property must conform to all Town zoning and planning ordinances

Smoke and CO alarm certificate Required
- If the home is connected to a central monitoring system, show proof (company paperwork) that the alarm system is in proper working order
- An adult must be at the home at the time of the inspection; inspections are between 9:30 AM and 2:30 PM
- The Town form (updated 2018) still attaches the old state rule text requiring a 2A-10B:C portable fire extinguisher within 10 feet of the kitchen, serviced and tagged within 12 months or with a recent purchase receipt; the state dropped the extinguisher in February 2025 and no newer Town form was found
- Ten-year sealed battery smoke alarms (per the state rule text attached to the form)
