  • Remove trash and debris inside and outside
  • Fix tripping hazards on sidewalks, walkways, steps and driveway
  • Cut high grass and weeds; no standing water
  • Exterior in good repair: siding, roof, flashing, gutters, foundation; scrape and paint peeling paint
  • Address numbers visible from the street
  • Handrail on steps with 3 or more risers; guardrails where the drop is 30 inches or more
  • Windows open and stay open, with tight screens and no broken glass
  • Bedrooms need two ways out (a door and a window)
  • Bathrooms need a window or an exhaust fan vented outside
  • Plumbing, heating and electrical safe and working; appliances on grounded outlets
  • Water heater gives at least 120 degree water and has a discharge pipe ending 2 to 6 inches from the floor
  • GFCI outlets at kitchen sink, utility sinks, bathrooms, sump pumps and outside
  • Work done without permits must get permits and pass final inspection
  • Proof of extermination if there are signs of insects or rodents
  • Smoke alarms, CO alarms and a fire extinguisher (see fire certificate section)

Smoke and CO alarm certificate Required

  • Smoke alarms (hardwired or 10-year sealed) must be less than 10 years old; locations that are hardwired must keep hardwired alarms
  • Smoke alarm on each level including the basement, within 10 feet outside bedrooms, and in every room used for sleeping
  • CO alarms (hardwired or battery) less than 10 years old, within 10 feet of each room used for sleeping
  • Fire extinguisher rated 2A:10B:C for residential use, within 10 feet of the kitchen on the way out, mounted no higher than 5 feet with its original hardware, not blocked
  • Low-voltage (monitored) smoke alarm systems need a letter from the alarm company showing a test in the last 30 days
