Certificate of Occupancy Required

  • House numbers at least 3 inches on both sides of the mailbox
  • Smoke alarms on all levels; battery alarms must be 10-year sealed units; hardwired alarms must stay hardwired and be under 10 years old
  • Carbon monoxide alarms outside sleeping areas (exception for all-electric homes with detached garages)
  • Fire extinguisher 2A-10B:C, no more than 10 lb, mounted with its bracket within 10 ft of the kitchen in the exit path, top no higher than 5 ft, serviced and tagged within 12 months or new with receipt, manual left for new occupant
  • Satisfactory lab report including mercury for private wells
  • Satisfactory septic certification from Gloucester County Dept of Health for private septic
  • Exterior clean, safe and in satisfactory condition
  • Pool barriers: 4 ft fence and self-closing, self-latching gate that opens out with release 54 inches from the ground; no stagnant water
  • Hot tub safety straps in good working order
  • Abandoned property registration fees and emergency work charges paid
  • All zoning, construction and Board of Health permits and violations closed and penalties paid
  • All property maintenance violations satisfied and penalties paid
  • Buyer's notarized Acknowledgement of Responsibility form submitted with the application

Smoke and CO alarm certificate Required

  • The township resale checklist says all battery smoke alarms must be 10-year sealed units (effective Jan 1, 2019), hardwired alarms must stay hardwired and be under 10 years old, and the extinguisher must be serviced and tagged by a certified contractor within 12 months or be new with a receipt, weigh no more than 10 lb, and be mounted with the top no more than 5 ft above the floor
