Certificate of Occupancy for Resale and Rental Property (C.O. Inspection) · East Greenwich Township Construction Department (Construction Official / Building Housing Inspector)

  • Housing code inspection of the whole home using the Township checklist (Property Maintenance Code based)
  • Smoke detectors on every level (basement, first and second floor) and outside each sleeping area
  • Since January 1, 2019, battery smoke detectors must be 10-year sealed battery units (hard-wired AC interconnected units do not need replacing)
  • Carbon monoxide alarms near sleeping areas; fire extinguisher in the proper place
  • All utilities on, all smoke and CO detectors working (they will be tested), pets restrained
  • Well certification and septic certification (Gloucester County approval) if applicable
  • Chimney certification if there is a wood-burning fireplace
  • Anti-tip bracket on the oven
  • All open construction permits must have passed inspections
  • Yard and grass maintained, house number posted, roof, gutters, walls, windows, screens, steps, porches, handrails and guardrails in good repair
  • Plumbing, heating, water heater and electric service working; bathroom ventilation; no junk or unregistered vehicles
  • Pool properly located and fenced

Smoke and CO alarm certificate Required

  • Township checklist: as of January 1, 2019 all battery smoke detectors must be 10-year sealed battery single station alarms; AC interconnected alarms do not need replacing
  • Smoke detectors on every level including basement and outside each sleeping area; basement detector near the bottom of the basement stairs
  • Carbon monoxide alarms in the immediate vicinity of sleeping areas
  • Fire extinguisher placement is checked on the C.O. inspection
