- All construction permits closed before applying; unpermitted basement, garage or attic conversions are checked
- No basement bedrooms without proper egress; zoning approval for duplex or triplex use; open Code Enforcement violations closed
- Utilities on at the time of inspection
- Exterior walls, gutters, foundation and accessory structures sound; yard free of trash, debris and abandoned vehicles
- House numbers at least 4 inches high, contrasting and readable from the street
- Stairs, decks, porches and balconies sound; guardrails on landings or porches 30 inches high; handrails where there are 3 or more risers
- No keyed deadbolts on the inside of exit doors; bedroom doors close and latch
- In-ground pools fenced with self-closing, self-latching gates
- Smoke alarm on each level and within 10 feet of sleeping areas; sealed battery units unless hardwired alarms already exist (hardwired must be kept)
- Carbon monoxide alarm near bedrooms where there are fuel-burning appliances or an attached garage
- Homes with a generator, solar or battery storage need a printed 'Caution Multiple Sources of Power' label at the electrical panel and meter box
- No excessive peeling paint in pre-1978 homes; windows open and stay open with no broken glass; no holes in walls, ceilings or floors
- Heater, water heater and chimney in working order; bathroom exhaust fan or window
- Electrical free of hazards (covers on outlets and boxes, no open panel holes, no taped splices); an electrical certification may be required
- Toilets flush without leaks, hot and cold water work, water heater bonding strap and relief valve pipe 2 to 6 inches off the floor
