Certificate of Occupancy Required
Residential Reoccupancy Inspection (Residential Resale Inspection); Certificate of Inspection · Waterford Township (form posted by the Construction & Zoning Enforcement office; inspections under the Township fire official)
- Smoke alarm on each floor including the basement and within 10 feet of a bedroom
- Battery smoke alarms must be 10-year sealed; hardwired (110 volt) alarms cannot be replaced with battery alarms
- Smoke alarms less than 10 years old (or per manufacturer replacement date)
- Carbon monoxide alarm within 10 feet of a bedroom, less than 5 years old (or per manufacturer)
- House number visible from the street, 3 to 6 inches tall
- Passed water and septic certifications must be submitted before the certificate is released
- A house with a cesspool cannot be sold until a septic system is installed; if a new system is needed, show money in escrow
- Secondary power (meter and electrical panels) and all utilities on and working (listed on the 2025 form)
- No bulk trash or debris left at the property or curb (2025 form says the certificate will not be issued otherwise)
- Do not take Township trash and recycling carts
- Uninhabitable 'as is' sales need a notarized letter and are referred to the Construction Office (2025 form)
