Certificate of Occupancy Required
Certificate of Compliance (COC) / Temporary Certificate of Compliance (TCOC), Residential Resale Inspection (Township Code Chapter 186) · Construction & Zoning Office / Code Official (Township Annex, 10 Reeve Ave.)
- Interior and exterior inspection under the township Land Use code, International Property Maintenance Code and NJ fire code; includes the smoke/CO (CSDCMAC) check
- House numbers: numerals only, at least 4 inches, contrasting color, on the house (not doors or mailboxes)
- Smoke alarms on every level on the ceiling, at the base of basement stairs, within 10 feet of all bedrooms; no more than 10 years old; 10-year sealed battery where battery units are allowed; hardwired alarms cannot be replaced with battery alarms
- CO alarm in the hallway within 10 feet of all bedrooms, less than 10 years old
- Thumb-turn locks on all exit doors; no keyed locks on the egress side
- Gutters, downspouts with splash blocks, roof, soffit, fascia, siding and paint in good repair
- Guardrails on porches, decks and landings over 30 inches; handrails on steps with 3 or more risers
- Sidewalk, driveway and apron level with no trip hazards; replacement rather than patching
- GFCI outlets trip; outlet, switch and junction box covers in place; electrical panel covered, no open spaces, circuits labeled
- Faucets hot on left, cold on right, no leaks; sink strainers; stove anti-tip device
- Sump pump discharges outside, not into the sanitary sewer; water meter installed and accessible
- Metal dryer vent; proper water heater and furnace venting; water heater bonding; oil heat emergency shut-off switch with red label
- Attached garage walls/ceiling next to living space drywalled and taped
- Bathroom window or working exhaust fan; screens installed
- Pool barrier 5 to 6 feet with self-closing, self-latching gate
- All permitted work must have final inspections and a Certificate of Approval (heater, water heater, finished basement, roof, siding, deck, etc.)

- Homes with a low-voltage fire alarm system must have it tested by a certified alarm contractor before the inspection and show the certificate
