  • All permits closed before approval (decks, pools, sheds, water heaters, furnace/HVAC, finished basements, electrical, plumbing, structural work)
  • Electric, gas and water on; panels, furnace and water heater accessible; furnace and water heater working and properly vented
  • Yard free of debris, high grass and hazards; roof, chimney, siding, gutters in good condition
  • Sidewalks, stairs, patios, walkways and driveways free of trip hazards
  • House numbers visible from the street, at least 4 inches high
  • Windows work with no broken or missing glass; entry doors have a working lockset and deadbolt; no double-key deadbolts or slide bolts
  • Handrail on stairs with 4 or more risers; guards where a walking surface is more than 30 inches above grade
  • Plumbing works with no leaks; hot and cold water; water temperature not over 120F
  • Bathroom has a working window or exhaust fan vented outside
  • Range anti-tip device where required
  • GFCI protection within 6 feet of sinks and at laundry sinks, garage and exterior outlets; covers on outlets, switches, junction boxes; panel cover with no open breaker spaces
  • Garage-to-house door solid wood, solid-core, steel or 20-minute rated; garage door opener plugged directly into an outlet (no extension cords); garage attic access fire rated (permit required)
  • Dryer vented outside with 4-inch rigid or semi-rigid metal duct (no plastic or foil); washer drains to approved drain
  • Pool barriers maintained; gates self-closing and self-latching, latch at least 54 inches high, opening away from pool
  • Any other health or safety hazard found by the inspector must be fixed

Smoke and CO alarm certificate Required

  • All smoke alarms must be less than 10 years old (Mount Laurel Township Ordinance 2021-19, Chapter 81, Section 81-24); take each alarm down and check the date on the back; replace any with no date
  • Each level needs an AC (hardwired) alarm or a DC 10-year sealed battery alarm, based on year built; all AC alarms must be interconnected
  • Pre-1975 homes: 10-year sealed battery alarm on each level including basement
  • CO alarm outside of, but near, all sleeping areas if the home has a fuel-burning appliance, fireplace or garage (CO alarms only in bedrooms fail)
  • Hardwired low-voltage fire alarm systems (alarm company) must be tested by an alarm contractor before the inspection; bring the contractor's certification
  • Breaker for the smoke alarms must be found and labeled before the inspector arrives; owner or agent turns it on and off
  • Homes with a generator, solar panels or battery storage need a permanent (not handwritten) 'CAUTION: MULTIPLE SOURCES OF POWER' type label within 18 inches of the main panel and the electric meter
  • House numbers: Arabic numerals at least 3 inches high, securely mounted, contrasting color, at least 30 inches above ground, visible from the street
  • No recalled smoke or CO alarms
  • Everything must be done before the inspector arrives; inspectors cannot install or repair anything
