Certificate of Occupancy Required

Certificate of Compliance (COC), Home Re-Sale or Rental · Borough of Waldwick Building Department (Construction Department)

• Handrails on steps of four risers or more
• Sump pump connections removed from sewer piping
• All open permits closed; newly installed furnace, water heater, roof, siding, finished basement, electrical or plumbing work must have had permits
• Sidewalks in good condition
• Garages converted without permit or approval must be returned to usable garage (written proof required)
• Smoke alarms on each floor and CO alarm within 10 feet of sleeping areas; the department witnesses the owner's test of all smoke detectors
• Portable fire extinguisher within 10 feet of the kitchen (Building page and FAQ still list it)
• Final water meter reading and final water bill before closing

• Timing: Fee depends on how soon the inspection is needed (more than 14 days out is cheapest). The FAQ suggests applying 2 to 3 weeks before closing. Inspections by appointment, Monday to Friday 10 AM to 12 PM (FAQ). Certificate issued on site at the inspection.

Smoke and CO alarm certificate Required

• Smoke alarms on each floor; 10-year sealed battery single station alarms (ANSI/UL 217) where battery alarms are used; AC alarms from original construction or rehabilitation may not be replaced with battery alarms
• CO alarm within 10 feet of sleeping areas
• Portable fire extinguisher (Building page and FAQ still list it; FAQ says within 10 feet of the kitchen)
• Owner or representative performs the test of every smoke detector while the department watches
