Certificate of Occupancy Required

  • Handrails on inside and outside stairs with more than 3 risers
  • Vents for all gas appliances in good repair
  • Hot water heater must have a Township Building Department inspection sticker
  • GFCI receptacles within 5 feet of kitchen and bathroom sinks
  • House number visible near the front door, at least 3 1/2 inches high
  • No oil drippings from oil-fired units; oil tanks not in use must be removed
  • Sump pump must discharge outside, not into the sanitary sewer
  • Additions and alterations less than 5 years old must have a valid permit on file; no open permits
  • No visible safety issues; property maintenance violations corrected
  • Approved smoke detector installed (Township code)
  • Tax Collector certification that all property taxes are paid (required for all resale certificates)
  • Sidewalks and curbs inspected with the resale CCO

Smoke and CO alarm certificate Required

  • Smoke alarms meeting NFPA 72 for quantity, type and location, all in working order
  • Carbon monoxide detector(s) within ten feet of sleeping areas
  • Secondary power source labeled, if the home has one
  • No fire extinguisher required since April 2025 (still recommended)
  • Vacant homes must be scheduled with a property representative present
