Certificate of Occupancy Required

Certificate of Inspection (Residential Real Estate Inspection), also listed in the fee schedule as a Certificate for resale · Borough of Ridgefield Building Department (Construction Official or designee)

  • Inspection showing the home and its intended use comply with Borough and State building, zoning, health, safety and fire codes
  • Smoke and carbon monoxide Certificate of Compliance, also issued by the Building Department / Construction Official
  • Carbon monoxide sensor device in each dwelling unit with a fuel-burning source (Borough Chapter 146 applies to newly sold homes)
  • Correct any violations within 14 days of the notice

  • Timing: By code, the Construction Official inspects within five days of the application and issues or denies the certificate within 10 days. Violations must be corrected within 14 days, with a reinspection within 14 days.
  • Good for: A temporary certificate of inspection (for repairs that do not affect safety or habitability) expires 60 days after issuance.

Smoke and CO alarm certificate Required

  • Smoke detectors on every level of the dwelling, including basements, and outside each sleeping area
  • Carbon monoxide detectors in the immediate vicinity of sleeping areas, unless the home has no fuel-burning appliance and no attached garage
