Certificate of Occupancy Required
Certificate of Inspection on sale of a dwelling (Borough Code Section 13-2) · Ramsey Construction Code Department (Construction Code Official)
- Dwelling's electrical, plumbing, heating, sanitary and structural systems must be in safe condition under the Uniform Construction Code
- Seller corrects apparent code violations that arose since the last certificate of occupancy or certificate of inspection before the sale
- Instead of a Borough inspection, the seller may have the Construction Code Official rely on a home inspection or engineering report obtained for the sale (no fee in that case)
- A buyer may get a conditional certificate by signing an affidavit to correct violations within six months of purchase

Smoke and CO alarm certificate Required
- Smoke detectors at the base of each stairway on each level including the basement, and outside each sleeping area within 10 feet of each bedroom door
- Hardwired or low-voltage detectors required at original construction or renovation must be kept; otherwise 10-year sealed lithium battery alarms (ANSI/UL 217)
- Detectors with no date, or more than 10 years past the manufacture date, must be replaced
- Carbon monoxide alarms (UL 2034, NFPA 720) within 10 feet outside every bedroom; battery, hardwired or plug-in
- Low-voltage systems need a certified NFPA 72 fire alarm test report submitted before the inspection
