Certificate of Occupancy Required
Certificate of Continued Occupancy (CCO), Zoning Resale of Residential Dwelling · Borough of Park Ridge Zoning Office (Zoning Officer)
- Review of Borough files for open building permits and zoning violations, and that utilities and taxes are current
- Certificates will not be issued if taxes or utilities are delinquent or there are open building permits (clear these before applying)
- Street numbers visible; no open-ended wires; no illegal conversions (for example one family to two-family)
- Sump pump must not be connected to the sanitary sewer (Chapter 81A, no illicit connections)
- Smoke detector and carbon monoxide certification from Park Ridge Fire Prevention (separate $100 check)
- Submit only page 4 of the packet with two separate checks

Smoke and CO alarm certificate Required
- Smoke alarms: sealed 10-year lithium battery type; smoke detector outside each sleeping area and within 10 feet of bedrooms; one on each level of multi-level homes
- Carbon monoxide alarm: 10-year battery or plug-in type, within 10 feet of each sleeping area (combination units are acceptable)
- Hardwired systems must be fully functional and cannot be replaced with battery-only detectors
- Central monitored fire alarms must be inspected by the owner's alarm company with a copy of the test report given to the Fire Official at the inspection
- Fire extinguishers are no longer required (packet dated 9/4/25)
