Certificate of Occupancy Required
Certificate of Continuing Occupancy (CCO / Certificate of Occupancy for resale) · Borough of Palisades Park Building Department (Construction Official as Enforcement Officer)
- General inspection of the visible parts of the building before a sold or vacated home is occupied
- Smoke detector installed as required by state law before the CCO can be issued
- Certificate of Smoke Detector, Carbon Monoxide Detector and Fire Extinguisher Compliance from the Bureau of Fire Prevention
- Office checklist: all permits finalized, no open building code or property maintenance violations, egress, handrails on stairs with 3 or more risers, extinguisher within 10 feet of the kitchen, working windows, no keyed locks on interior doors, no trash accumulation
- Notarized Residential Owner Certificate with purchaser's affidavit on the number of dwelling units (LLCs must name the manager/principal)
- If the home is being used as an illegal 3+ family, separate utility services for the illegal units must be removed and owner and buyer must sign a sworn statement

Smoke and CO alarm certificate Required
- Smoke detectors on each level and within 10 feet of sleeping areas (110V with battery backup and interconnected in homes built after 1990); detectors over 10 years old must be replaced
- Carbon monoxide detectors within 10 feet of all sleeping areas; detectors over 5 years old must be replaced (per the Borough form)
- All smoke and CO alarms in working order
- Fire extinguisher of the correct size, properly mounted, within 10 feet of the kitchen (form still lists it)
