  • Application for Resale Certificate listing seller, buyer, sale price and closing date
  • Room-by-room breakdown is filled out by the Tax Assessor before the inspection and compared with the assessor's record
  • Inspector checks open permits, the number of families, smoke detectors and carbon monoxide detectors
  • Proof that the lead water service pipe has been replaced (or that the property is excluded) before a Certificate of Occupancy, Certificate of Code Compliance and smoke/CO certificates are issued on a sale

Smoke and CO alarm certificate Required

  • Ten-year sealed battery single station smoke alarms listed to ANSI/UL 217; A/C-powered alarms from original construction may not be replaced with battery alarms
  • Smoke detectors on every level (basement, first floor, second floor) excluding crawl spaces and unfinished attics, and outside sleeping areas
  • Carbon monoxide alarm outside each sleeping area; two needed if bedrooms are on different levels or wings
  • Minimum alarm type depends on when the house was built or renovated (form has a year-by-year table)
