Certificate of Occupancy Required

Certificate of Resale (Certificate of Continued Occupancy / CCO) · Borough of Little Ferry Building Department (Construction Official)

  • Inspection of the unit by the Building Department; nobody may occupy the home before Building Department approval
  • All open building permits must be closed, and all taxes, penalties and fees due to the Borough must be paid; the Tax Office signs off that taxes are current
  • Buyer signs a notarized Certificate in Lieu of Oath stating the number of dwelling units (no illegal units; basement may not be used as a dwelling or sleeping area; short-term rentals prohibited)
  • Owner (not the realtor) signs the Smoke/CO Detectors, Fire Door and Fire Extinguisher Affidavit
  • Smoke detectors as required for the year built, on every level and near sleeping areas; detectors over 10 years old replaced; battery-only units must be 10-year sealed
  • Carbon monoxide detectors within 10 feet of sleeping areas, on every level, outside any room with a fuel-burning appliance and near an attached garage entrance; CO detectors over 5 years old replaced unless the manufacturer allows longer
  • ABC fire extinguisher rated at least 2A:10B:C within 10 feet of the kitchen, top no more than 5 feet above the floor (form still lists it)
  • Buyer fills out the Police Department emergency contact form
  • Construction Official certifies whether there are open permits

Smoke and CO alarm certificate Required

  • Smoke detectors placed according to the year the house was built (battery 10-year sealed units allowed for pre-1977 homes; 110V interconnected units for newer homes), on each level and within 10 feet of sleeping rooms
  • Smoke detectors with a manufacture date over 10 years must be replaced
  • Carbon monoxide detectors within 10 feet of sleeping areas, on every level, outside rooms with fuel-burning appliances and near an attached garage entrance
  • ABC fire extinguisher rated at least 2A:10B:C within 10 feet of the kitchen (form still lists it)
  • Owner or building management (not the realtor) signs the Smoke/CO Detectors, Fire Door and Fire Extinguisher Affidavit
