Certificate of Occupancy Required

Certificate of Resale/Rental Occupancy (CRO, also called CCO) · Borough of Leonia Building Department (Public Officer / property maintenance inspection)

• Online CRO application with the new owner's details and the closing date
• All open permits must have a final inspection before a CRO inspection can be scheduled (Building Department guidance)
• Separate Certificate of Smoke Alarm, Carbon Monoxide Alarm and Secondary Power Supply Identification Label compliance with its own inspection and fee
• Secondary power supply (generator, solar, battery) must be identified on the application; at least one option must be checked
• Owner certifies the house meets zoning and that no rubbish, debris or bulk garbage will be left before the new occupancy
• Resale-only certificates (buyer not occupying) need a notarized letter from the purchaser's attorney

• Timing: Fees must be paid before the inspection to lock in the date; the fee is lower the further ahead the inspection is scheduled (15 days or more for the lowest fee).

Smoke and CO alarm certificate Required

• Smoke alarms and carbon monoxide alarms per N.J.A.C. 5:70-4.19 (see the Borough's CSACMAC requirements sheet)
• Secondary power supply identification label where a generator, solar or battery system exists (listed on the Borough form)
• No fire extinguisher: the Borough says the fire extinguisher requirement has been removed
