Certificate of Occupancy Required
Certificate of Continued Occupancy (CCO) · Borough of Ho-Ho-Kus Construction Code Official (with the Property Maintenance Officer and Zoning Officer); the combined application is handled through the Bureau of Fire Prevention
- Review of Borough files for open building or zoning permits or violations, and a check that utilities, assessor and tax files are current
- General inspection of the visible parts of the building, property and equipment for violations of Borough ordinances, the NJ Construction Code and the NJ Fire Code
- All open permits, violations or fees owed to the Borough must be satisfied before the CCO is issued
- Smoke detector, carbon monoxide alarm and fire extinguisher compliance certificate (separate part of the same packet)
- If violations cannot be fixed before closing, a temporary CCO (TCCO) may be issued with a $1,000 cash bond

- Timing: The code says to apply 25 business days before the change of ownership; the Borough inspects within 10 business days of a complete application, no more than 30 days before the change. The Borough's cover letter says certificates are issued within five business days unless there are open items.

Smoke and CO alarm certificate Required
- Ten-year sealed smoke detectors (batteries cannot be removed) on every level of the home, including the basement, not required in crawl spaces or unfinished attics
- Smoke detectors within 10 feet of all sleeping areas and at the bottom of stairs, on the ceiling
- Carbon monoxide detectors in the hall within 10 feet of bedroom doors, on the ceiling or wall; plug-in units only if an outlet is in the hall; all detectors permanently mounted
- All smoke and carbon monoxide detectors in working order
- One ABC rated 10 lb. dry chemical extinguisher within 10 feet of the kitchen (form still lists it)
- Seller or seller's agent signs an affidavit that the items are installed; the Borough then inspects
