Certificate of Occupancy Required

Certificate of Continued Occupancy (CCO), one and two family houses · City of Hackensack Department of Building, Housing and Land Use (Property Maintenance Division)

  • Apply online with the CCO Application (one and two family houses only) and list new occupants and any garage, deck, fence, shed, pool or finished basement
  • Owner certifies the home and other structures meet City zoning and that no rubbish, debris or bulk garbage will be left before the new occupancy
  • All permits and final inspections must be verified for any construction work, including water heater or boiler replacement
  • Sump pumps must discharge outside the house, not into the sanitary sewer
  • Handrails on interior stairs of 3 or more risers or over 24 inches high, and on exterior stairs of 4 or more risers
  • Smoke detector on every level including basements and walk-up attics (10-year sealed battery), and carbon monoxide detectors within 10 feet of all bedrooms
  • Front door deadbolt may not be keyed on both sides
  • No open breaker slots in the main panel; junction boxes, outlet and switch covers in place
  • Gas valves at all appliances, unused gas lines capped, traps on all sinks
  • Chimney base sealed around smoke pipes; smoke pipes screwed at all joints
  • Relief valves on boilers and water heaters piped to within 6 inches of the floor
  • House numbers at least 4 inches high, visible from the street
  • No sleeping in kitchens, non-habitable spaces or cellars
  • Separate smoke and carbon monoxide inspection from the Hackensack Fire Department

Smoke and CO alarm certificate Required

  • Smoke detectors on every level (basement, first floor, second floor, not crawl spaces or unfinished attics) and outside each separate sleeping area; basement detector near the bottom of the basement stairs
  • Carbon monoxide alarms in every separate sleeping area per NFPA 720 (the CCO checklist says within 10 feet of all bedrooms)
  • Battery smoke detectors must be 10-year sealed battery units (per the CCO checklist)
  • Fire extinguisher (form still lists it under the inspector's section)
