Certificate of Occupancy Required
Certificate of Continued Occupancy (CCO) on resale · Edgewater Building Department (Construction Official as Enforcement Officer)
- Apply before the sale; no one may occupy the home after a sale until the CCO is issued
- Proof of paid taxes must be shown before the certificate is issued
- Ten-year sealed battery smoke alarms within 10 feet of all sleeping areas on every level
- Carbon monoxide detectors on every level, within 10 feet of sleeping areas, outside any room with a fuel-burning appliance and near an attached garage entrance
- Handrails on all stairways with three or more risers
- Must meet Hotel and Multiple Dwelling Law items (holes in walls, GFIs, paint)
- Portable ABC fire extinguisher no larger than 10 pounds in or near the kitchen for 1 and 2 family homes (Borough code still lists it)
- A separate Fire Prevention Bureau Certificate of Compliance is also required for sales

Smoke and CO alarm certificate Required
- Smoke alarms placed by year built: pre-1977 homes on each level and within 10 feet of sleeping areas (10-year sealed battery allowed); newer homes need 110V interconnected alarms as originally required
- Any smoke alarm more than 10 years old must be replaced; battery alarms must be 10-year sealed, UL or ETL listed
- Carbon monoxide detectors within 10 feet of all sleeping areas, on every level, outside any room with a fuel-burning appliance and near an attached garage entrance
- CO detectors more than 5 years old must be replaced unless the maker allows longer (10 years for sealed combination units)
- A COC is only issued once all open building permits are closed and all taxes, penalties and fees owed to the Borough are paid
- No one may occupy the home before Fire Prevention Bureau approval
