Certificate of Occupancy Required

Residential Certificate of Continued Occupancy (RCCO) · Borough of Closter Building Department (Code Enforcement Bureau / Construction Code Official)

  • Smoke detector certificate from the Closter Fire Prevention Bureau, and carbon monoxide detectors properly installed, before the RCCO is issued
  • Abate zoning and property maintenance violations
  • Finalize and close out open construction permits
  • Signature page of the purchase and sale contract showing all parties on the new deed (resales only)
  • Abate hazardous or unsightly conditions, including Borough sidewalks, private walkways, gutters, downspouts, windows, cladding, wiring, venting, surface water, fencing and pool barriers, and handrails on stairs with 3 or more risers
  • Disconnect or reroute sump pumps from the Borough sanitary sewer (construction permit required)
  • Remove double-key locks on the primary exterior door
  • Display the street address in numbers on the front of the house
  • Lead-safe or lead-free paint certificate only for rental units built before 1978 (not required for a sale)

Smoke and CO alarm certificate Required

  • Smoke detectors: one per floor including the basement, and one within 10 feet of all bedrooms
  • Carbon monoxide units: one within 10 feet of all bedrooms
  • Inspection must be done before the closing
