Certificate of Occupancy Required

Certificate of Continued Occupancy (CCO) for sale · Borough of Cliffside Park Fire Prevention Bureau (handles all CCO documents; shares the 2nd floor office with the Building Department)

• Survey of the property is required for 1 or 2 family homes (not for condominiums); without it no CCO is issued
• Two separate payments by check or money order (no cash, no credit cards): $50.00 CCO fee to the Borough and $75.00 inspection fee to Cliffside Park Fire Prevention
• Smoke and carbon monoxide detectors on each level within 10 feet of each bedroom; battery smoke detectors must be 10 year sealed and hardwired detectors must be under 10 years old
• Fire extinguisher (under 10 pounds) mounted in the kitchen for 1 and 2 family homes (form still lists it)
• Basement may not be used as a dwelling unit, only as a recreation and family room
• One inspector does the CCO and smoke/CO inspection together; paperwork is handed over at the end of the inspection
