How the stack is governed

This calculator loads a versioned rules file tied to the 2025 application and current 2026 filing guidance. For homeowners, ANCHOR is currently $1,500 at income up to $150,000 and $1,000 from $150,001 through $250,000. Senior Freeze screens the current age, income, ownership and base-year inputs. Stay NJ for the 2025 application uses the FY2027 income tiers and an annualized maximum of $6,500, $5,000 or $4,000 depending on income.

For a qualifying Stay NJ household, Watchdog treats the current State description as a combined relief target: half of property tax, limited by the published income-tier cap. ANCHOR and an entered Senior Freeze reimbursement are counted toward that target, so Stay NJ is shown as the remaining top-up rather than simply added again. All relief, including any local senior/disabled or veteran deductions entered above, is capped at property tax paid. This avoids double-counting.
