How the screening math works
New Jersey explains that a taxpayer must prove an assessment does not fairly represent the true-market-value or common-level-range standard. This calculator uses the common-level ratio you enter to create a ratio-adjusted assessment scenario, then applies the General Tax Rate to the difference. It does not select comparables, determine admissible evidence, account for every Chapter 123 exception, or promise that a county board or court will adopt the result.
