Use the free public path when…
You need an official source document, are researching only one or two properties, or are comfortable moving among state, county and municipal systems.
You can do a lot of property-tax research for free. The cost is time and fragmentation.
New Jersey's Division of Taxation, county boards, municipal assessors and other public agencies are the official path. Watchdog does not replace them. It standardizes their evidence into a property-centered research process for people who would otherwise repeat the same joins, calculations and source checks by hand.
Use Watchdog when…
You repeatedly research NJ properties and need tax, assessment, ratio, municipal, appeal and other checked info standardized into one process.
Authority is not the same thing as convenience.
The NJ Division of Taxation explains assessment and appeal standards, county-board jurisdiction, common level range and filing rules. Taxpayers also have a right to information about their assessment and, during an appeal, to inspect property record cards for other real property in the municipality. Those are important public rights. Watchdog's value is not hiding free data; it is reducing the work required to turn distributed records into a consistent property view.

Do not use a generic website as your filing authority.
The state currently explains an April 1 general appeal deadline and a May 1 revaluation/reassessment exception, while Burlington, Gloucester and Monmouth follow an alternative assessment calendar with a January 15 appeal deadline. Always verify the current rule with the responsible board or court before acting. Watchdog does not convert research info into legal advice.
